BCA/NCC ASSESSMENTS, ADVICE AND REPORTS
All building developments must meet the Building Code of Australia (BCA) / National Construction Code (NCC) requirements. BOLD Building Compliance provides expert, project-specific BCA advice, delivered in real time through early consultation. This ensures major compliance matters are resolved prior to the final report being issued resulting in a smoother development/construction approval process.
We provide real, upfront advice not just reports, with tailored services to suit any project’s needs. We believe in strong collaboration with architects and project teams to ensure the BCA requirements are understood and considered from concept phase through to construction.
CONCEPT BCA ADVICE
In early design phases, a simple markup can save hours of re-design later. Concept designs are often in a state of rapid development, amendments, and perhaps 2 or 3 design options are being explored for the project.
Our BCA compliance markups will highlight the key considerations specific to the project, allowing confidence for the design to be developed.
BCA REPORTING
Whether the project requires a BCA report for Development Approval, Tender, Construction Approval or Construction Documentation, BOLD Building Compliance will tailor a report to suit your needs.
FIRE SAFETY AUDIT
A common misconception is that an existing building, whether its 20 years old or 5 years old, would have been built to code. Unfortunately, this is not always the case. A Fire Safety Audit involves an assessment of an existing building against the fire safety requirements of the BCA. The findings of this assessment are prepared in a report that outlines the shortfalls in compliance of the building with the BCA. The Fire Safety Audit Report also provides a strategy to bring the building up to a suitable level of safety for its occupants.
Fire Safety Audits may be required in the following situations.
Fire Order:
We are here to help when Council have issued a Development Control Order, Fire Safety order, or notice of intention to issue an order that requires a BCA Audit to be undertaken by a Building Surveyor – Unrestricted.
Failed Fire Safety Measures:
If your building cannot achieve an Annual Fire Safety Statement (AFSS) due to failed fire safety measures, you may want to consider a Fire Safety Audit to understand a wholistic list of potential issues that need to be resolved in your building. Often failed AFSS lead to fire orders being issued for the building.
Remediation works:
When undertaking remediation works on a building, whether it be structural, waterproofing, weatherproofing or other, you may want to consider also understanding the condition of the building with respect to fire safety to ensure all issues are resolved at once.
